Our Condominium Selling Services

If you’re looking to upgrade, it can be tricky to move house considering the amount of complexity with so many new home loan financing rules, additional buyer stamp duties (ABSD), taxes and remissions.

Buying a property can be tricky especially if you are switching from private condominium to HDB or condominium to another private property. It is our job to advise sellers who are preparing to move onto their next property of their essential considerations, especially financial ones, in order to ensure a smooth passage without any cash crunch or unnecessary stress along the way.

Condo Property Regulations

With our years of experience in selling condominiums and apartments, we keep on top of the latest regulations affecting your sale. There’s no Minimum Occupation Period for private property, but if you sell within the first four years of purchase you may be liable for Seller’s Stamp Duty (SSD), calculated on a sliding scale based on your holding period. Our experts will walk you through the numbers before you list, so you know exactly what to expect at completion.

Since 4 July 2025, Seller’s Stamp Duty (SSD) rules have tightened: the holding period was extended from 3 to 4 years, and rates were raised to 16%, 12%, 8% and 4% for sales in the 1st through 4th year of ownership. If you bought your unit within the last 4 years, it’s worth running these numbers before you price your sale, since SSD is calculated on the higher of your sale price or valuation. We’ll factor this into your net proceeds calculation as part of your budget planning consultation. Read the official announcement.

Planning Your Next Move

Selling your condominium is often one part of a bigger move — whether that’s upgrading to a larger unit, relocating to a different district, or downsizing once children have moved out. If you’re buying your next property before your current sale completes, a bridging loan can cover the gap, though it adds to your borrowing costs and works best when your sale is close to certain. If you’re moving from a condo back to an HDB resale flat, HDB recently removed the 15-month wait-out period for most private owners, which can simplify your timeline considerably. We’ll help you sequence your sale and purchase so you’re not caught short on cash or committed to a purchase before your sale is secure.

We Understand Why You’re Selling

A condo sale is rarely just a transaction — it’s often tied to a bigger change in your life. Maybe your family has grown and you need more space, your children have moved out and the unit no longer makes sense, you’re going through a divorce or separation, or you’re managing the sale of a unit as part of an estate. These situations come with their own pressures and sensitivities, and we shape our approach around your specific circumstances — whether that means a faster sale, more flexibility on timing, or extra coordination with other family members involved in the decision.

BUDGET PLANNING & CONSULTATION

Frequently Asked Questions

Why should I engage Property Sellers to sell my condominium unit?

We've closed hundreds of condominium resale transactions in the past 2 years, backed by a dedicated data and marketing team, so your sale is handled by agents who know the resale process end to end.

How will Property Sellers market my condominium unit?

We list your unit on all major platforms and run additional outreach campaigns through other digital marketing channels for maximum exposure to serious buyers.

Is there an upfront commission to sell my condominium unit?

No — commission is only payable once your unit is successfully sold.

How do I start selling my condominium unit with Property Sellers?

Contact us by phone or message to get started. With our track record, we're confident of delivering results for any condominium unit.

I'm under an exclusive agreement with another agent — can you still help?

We can only take on your sale once you're able to work with us on an exclusive basis, so you'd need to wait until your current agreement ends before we can start marketing your unit.

Am I eligible to sell my condominium unit?

There's no Minimum Occupation Period for private property, but you may be liable for Seller's Stamp Duty (SSD) if you sell within the first four years of purchase.

How long does it typically take to sell a condominium unit?

It varies by unit, but based on our track record we usually find a buyer in under six weeks.

Will you help me buy my next home too?

Yes — after your unit is sold, we'll help you find and secure your next home if you're upgrading or right-sizing.

Should I sell my condominium first or buy my next property first?

If you have enough funds to purchase your next property first, that's usually the safer option. If not, you'll need to sell your condominium first before committing to your next purchase.
