Property Valuation for Sellers

Property Valuation for Sellers

Understand your likely selling price before you list

Singapore home prepared for an evidence-based property valuation review

Start with a grounded property price review

Know what the market evidence says before making your next move.

A sensible sale begins with a realistic price range, not the highest asking price visible online. We review recent transactions, competing listings, buyer demand and the features that make your home easier—or harder—to compare. The goal is to give you a useful starting point for deciding whether to sell, when to list and how to position the property.

This seller price review is an indicative market assessment, not a formal valuation for lending, court or statutory purposes. It is designed for owners considering the sale of an HDB flat, condominium unit or landed home in Singapore. If a formal valuation is required, an appropriately qualified valuer should be appointed.

Comparable Sales

Recent completed transactions provide the factual starting point for the review.

Current Competition

Active listings show what buyers can choose instead and how your home may be positioned.

Property-Specific Factors

Condition, layout, tenure, location and distinctive attributes are considered together.

What goes into a seller price review

Two homes in the same project or street can attract different buyer responses. Floor level, condition, layout, facing, lease balance, land attributes, recent renovations and the number of competing listings all affect how buyers compare a property.

We combine transaction evidence with the current competitive set, then explain the assumptions behind the range. You can use the review to plan a sale, test whether an upgrade is affordable, or decide that waiting is the better choice.

Evidence, Not an Asking-Price Guess

Completed transactions show what buyers have actually paid. Current listings show the choices they will compare with yours. We review both, while treating unusually high or low results carefully. For HDB flats, official resale data and the HDB selling process provide the regulatory context; for private homes, recent caveats and comparable properties help frame the range.

From Price Range to Selling Strategy

A price review is useful only when it leads to a practical decision. We discuss a sensible launch range, the likely buyer pool, the property’s presentation and how quickly feedback should be reviewed. If your sale funds another purchase, we also separate estimated sale value from outstanding loans, CPF refunds and transaction costs so you do not plan the next home around a gross figure.

How to Prepare for a Useful Review

Bring the full address, property type, floor area or land area, tenure, floor level where relevant, basic condition and renovation history, current occupancy and your preferred selling period. If you already know the outstanding loan or have a target for your next home, include that context—but keep the value discussion separate from what you need the property to achieve.

A strong review should also identify what cannot be concluded from desktop research. Renovation quality, outlook, noise, privacy, access, frontage, internal layout and maintenance can change buyer perception. An inspection helps distinguish a genuine property advantage from a feature already reflected in nearby transactions.

Ask to see the closest comparables, why each was included or excluded, and how current competition changes the recommendation. The answer should acknowledge a reasonable range and the trade-off between price ambition and time. No responsible price discussion can guarantee a buyer, offer or completion date.

Once the evidence is clear, choose the next action: prepare the property, calculate likely proceeds, test an upgrade or right-size budget, or wait and review the market later. Contact Us when you are ready to organise the information into a practical seller plan.

Revisit the plan whenever the expected price, ownership details, official rules, financing, completion date or household objective changes. A useful seller plan stays current instead of preserving assumptions that no longer match the transaction.

ILLUSTRATIVE PRICE REVIEW

A range is more useful than false precision

A seller review should show how evidence is weighed instead of presenting one unexplained number. The illustration below is a method example only; it is not a valuation of any particular property.

Rules That Can Change a Seller’s Achievable Price

Transaction evidence must be filtered for eligibility. A nearby HDB sale is not automatically comparable if your flat falls under different MOP, classification or buyer-pool conditions. HDB currently applies a five-year MOP to unclassified and Standard flats and a ten-year MOP to Plus and Prime flats, with the precise start date and excluded non-occupation periods shown in the owner’s records. EIP and SPR quotas can also limit which households may buy at a given time. Check HDB’s current selling eligibility rules before treating an apparent comparable as equally marketable.

Private-property evidence needs the correct date and property definition. URA’s private residential transaction data is a primary reference for completed transactions, but the useful comparison still depends on project, tenure, floor area, floor level, condition and transaction timing. For landed homes, lot shape, planning controls, road characteristics and permitted works can matter as much as gross floor area. Active listings show current competition, not completed value.

Net value can change the price decision. A seller within the SSD holding period may need a higher acceptable outcome than one outside it. For property acquired on or after 4 July 2025, IRAS’s current SSD schedule extends across four years at 16%, 12%, 8% and 4%. CPF principal used and accrued interest are also refunded from sale proceeds under CPF Board’s housing-refund rules. Our sale proceeds guide turns the evidence-based selling range into usable cash and CPF scenarios.

Reviewed on 15 September 2026. A seller price review is not a statutory valuation, and transaction-specific eligibility, tax and legal checks remain necessary.

Frequently Asked Questions

Is this a formal property valuation?

No. It is an indicative seller market assessment for planning and pricing. A formal valuation should be obtained from an appropriately qualified valuer when required for lending, court or statutory purposes.

What information do you need?

The address, property type, key unit or land details, condition and your intended selling timeline are useful starting points. An inspection may be needed before the range can be refined.

Do asking prices show what my property is worth?

Asking prices show the current competition, but they do not prove what buyers have paid. Completed transactions and property-specific differences should also be considered.

Can you review HDB, condo and landed homes?

The current Property Sellers service catalogue covers all three residential property types. The evidence and comparison method will differ by property type.

Will the highest quoted price be the best listing price?

Not necessarily. A listing price should reflect the evidence, buyer search behaviour, competing supply and your timeline. An unrealistic price can reduce useful early interest.

What happens after the review?

You can decide whether to prepare the home, list it, wait, calculate your likely proceeds, or obtain a formal valuation if your situation requires one.

How recent should comparable sales be?

Recent evidence is generally more useful, but the best period depends on transaction activity and how closely the properties match. A landed home or unusual unit may require a wider search and more judgement.

Does renovation cost add dollar-for-dollar value?

Not automatically. Buyers respond to condition, function and presentation, but personal renovation spending does not translate directly into the same increase in sale value.

Can the price range change before listing?

Yes. New transactions, competing listings, interest rates, policy changes and buyer demand can alter the evidence. Review the range again when the launch date is fixed.
