You make the decisions. We handle everything else.
Selling a home is pricing strategy, tough negotiations, mountains of paperwork, and the very real logistics of actually moving. Here's what it's like to work with us, start to finish.

We don't guess at pricing — we calculate it
Every listing starts with a comparative market analysis of recent transactions, current demand, and how your property stacks up. From there we decide whether to price competitively to spark early interest, or hold firm and let the market come to us. The examples below illustrate how that plays out.

4-Room Flat
Priced at market, staged for photos, opened to competing offers in the first week.

The parts of moving nobody puts in a brochure
A sale isn't done when the OTP is signed. There's the extended stay to negotiate, the buyer who wants early access, the movers to book around a handover slot. We've done this enough times to know where things go sideways — here's a sample of what we've navigated for other sellers.
Negotiating a 6-week extended stay after handover
Coordinating move-out around a buyer's tight moving timeline
Managing a sale while the family relocates overseas
Sequencing an HDB sale against a condo purchase, cash-crunch-free
Resolving last-minute valuation disputes before OTP
Getting multiple family members aligned on one decision
A coordinated concierge, not five phone calls
Once your sale is in motion, we connect you to our trusted network of movers, cleaning services, and renovation contractors — coordinated through one point of contact, so you're not juggling quotes and schedules on top of everything else. Real partners we already work with, not a list of numbers to call yourself.

You
Data-driven, not data-decorated
We track pricing trends, transaction volumes, and policy changes continuously — not just when a listing goes live. That ongoing market pulse is what lets us tell you what to do next, not just what happened last quarter.
Pricing
Set using live comparables and recent transactions — not last year's numbers.
Timing
We advise when to list, and when it pays to hold for a stronger market.
Market Pulse
Regulatory and demand shifts — like recent HDB and SSD rule changes — factored into your strategy in real time.

Policy Checks Built Into the Selling Journey
Deep transaction support means checking rules at the point when they can change a decision—not adding a disclaimer after an offer arrives. For an HDB flat, the opening brief should confirm the actual MOP record, Plus or Prime resale conditions, EIP or SPR quota position and the registered Intent to Sell. HDB requires the seven-day cooling-off period after that registration before a seller grants the prescribed OTP; the current HDB OTP process is therefore part of launch planning.
For a condominium or landed home, the acquisition date is checked against IRAS’s SSD schedule. Property bought on or after 4 July 2025 can remain within SSD for four years, while earlier acquisition cohorts have different schedules. If the seller will buy before selling, citizenship, existing property interests and joint-buyer profiles are checked against current ABSD rules before the household commits to a sequence.
Before completion, the outstanding loan and CPF housing refund are reconciled with sale costs and the next-home payment dates. Estate sales add a separate authority check: the executor or administrator must have the appropriate legal standing and instructions from the estate’s lawyer before the property is marketed or an offer is accepted. These checkpoints connect directly to our sale proceeds planning, upgrade sequencing and estate-sale preparation guides.
Policy references were reviewed on 15 September 2026. Official records and transaction-specific professional advice remain controlling.
